44 Broadway is a mixed-use, Transit Oriented Development (TOD) located in East Somerville. At 6 stories high, the first floor contains 3 retail tenants, the second floor office, and the top 4 floors are comprised of 27 residential rental units, including mixed income units.
DEFINING MASS THROUGH TERRACES
The building massing is organized around a series of exterior green terraces, which floor by floor continues to sculpt and scale back the building mass.
The project is Somerville’s first multi-family/mixed use project to meet Passive House (PHIUS) standards, ensuring an energy efficient building with superior comfort, health and safety for occupants. The building serves as the gateway to East Somerville from Boston, Everett and I-93.
