The former Cambridge city brutalist courthouse and jail has been transformed into a vibrant Class A office building, requiring top-tier amenity spaces to compete in a crowded market. Leggat McCall Properties tasked Studio Troika with designing 11,500 square feet of 5th floor meeting spaces and lounge that creates a distinct identity for the building.
OCCUPIABLE WINDOW FRAMES
The design shifts all circulation along the exterior facade and creates a unifying rhythm of window frames that tie together the program elements, emphasize the building’s existing character, and carve out space for quick, informal activities and dialogue. The experience is elevated with a palette of high-contrast materials, industrial elements, and integral greenery, culminating in a central, full-size tree.
The second floor of 40 Thorndike offers 5,500 square feet of fitness and locker room space that is designed to afford flexibility for evolving fitness trends, while minimizing any noise transmission to adjacent residences. These fitness spaces pick up on the qualities of light and materiality from the major amenity spaces on the upper level, preserving a sense of continuity from one floor to another.
